Outstanding panoramic views
Over 5,000 square feet of living space
Situated in one of Britain’s exclusive coastal locations, with the historic St Mawes Castle as a neighbour, Andennis is arguably one of the West Country’s best waterfront properties. The property enjoys its own private sand and shingle beach which is easily accessed via a few steps from its beautiful surrounding gardens. Andennis faces south west, and therefore benefits from magnificent, panoramic waterside views that have to be seen in person to be wholly appreciated.
Internally, the property has adaptable and versatile accommodation which can be arranged to suit either a large family or a couple, as sections of the property can be easily closed off. The original property dates back to the 1930's and over the years has been extended to offer a number of reception, bedroom, entertainment and recreational spaces. The last major renovation works were carried out in 2006 and a sea defence wall on the beach was built in 2014. Privately situated in superb, landscaped, low maintenance gardens, the property is just over a half a mile walk away along the waterfront to an excellent range of shops, restaurants, pubs and sailing facilities.
To one side of the property, a drive leads to a higher level to provide easy access onto the ground floor of the property, where the open plan kitchen/dining room is situated. This spacious room has amazing views as well as access onto sun terraces for outside entertainment or al fresco dining. Accessed from this room is a study and utility room, and a doorway leads to the main hall. From here, oak doors lead to the formal lounge and a bedroom en-suite. A further door leads to an inner hall where a bedroom, shower room and games room are located. Stairs from the inner hall lead to a first floor landing, where there are three bedrooms, all with wonderful views, and two bathrooms.
Another set of stairs from the kitchen lead down to a wide hall on the lower ground floor, as well as a reception lobby. There is a spacious guest bedroom with an en-suite bathroom here, which could easily be adapted to create a gym, fitness or snooker room. The 27ft indoor swimming pool, also on the lower ground floor, has a shower room, spacious changing room and a pump room.
From the main hall on the ground floor is an attractive oak staircase which leads up to the master bedroom suite. The triple aspect bedroom area has a Juliet balcony with views of the bay, perfectly capturing the wonderful vista. The master suite comprises two dressing rooms, a bathroom and shower room.
The approach to Andennis is spectacular, as the property is accessed by driving past the Castle overlooking Falmouth Bay, and then by turning into the private Castle Drive which runs parallel with the Fal Estuary. A sweeping driveway leads to a parking forecourt by the swimming pool and lower ground floor entrance. To one side, a drive rises to a higher level to provide access onto the ground floor of the property.
To the front and side of the house are landscaped mature gardens with dispersed and interlocking pathways, and to the rear the gardens extend further into an area woodland with various paths and mature shrubs. There are a number of vantage points in the gardens to admire the vista, as well as the sun terraces. The various terraces are accessed from many of the rooms in the property. They offer the all-day sun as well as, dependent on the wind direction, shelter. The views differ from each terrace, and are interlinked by steps at various levels to allow access to the gardens.
There is an area of foreshore garden, laid to lawn with a gate and easy private steps down onto the sand and shingle beach, with foreshore rights to mean low water. The cliff had a sea defence wall built in 2014. For the sailing and watersports enthusiasts the private foreshore is certainly a bonus. To the side of the beach are rocks ideal for rock pooling and offer a great vantage point for the keen fisherman to catch sea bass, pollack and mackerel.
The ‘chalet’ is accessed from the ‘top’ drive and benefits from the beautiful views. Currently, its principle purpose is for storing boating regalia, but it could be utilised for a variety of uses. To the side is a shower and WC room connecting a wash house/store. Beneath the lounge and its patio is a charming pillared portico which leads to an undercroft. To the front are two parking bays as well as a detached double garage.
